Highgate and Eternam Buy Zafolia Hotel, Land in Athens
Highgate has just set foot in Greece, and it has done so with a partner. Together with Eternam, through its Alcyon Hospitality Europe fund, it has acquired the 191-room Zafolia Hotel Athens, according to the announcement published on Hospitality Net. It is the US manager's first operation in the country, and the plan includes a full renovation of the property.
The move fits a pattern we are seeing across Southern Europe. Capital is not chasing new build, it is chasing repositioning. Buying an asset with a solid location, updating the product and rebuilding the commercial story costs less than developing from scratch, and it lets an operator like Highgate deploy its playbook on distribution and revenue management from day one.
My reading is simple. Athens keeps pulling demand, and the acquirer that lands with a modern tech stack and a serious direct booking strategy has a lot of room to grow.
