What your BMS isn't telling you about hotel energy

It is one of the three basic metrics alongside ADR and RevPAR. On its own it says little, because filling the hotel by giving rooms away... receive drastically different electricity bills. It's not the BMS's fault, but it's not innocent either.

Building Management Systems are the backbone of energy efficiency in hotels, but their view is incomplete. They monitor and control temperatures, lighting, and HVAC systems with precision, but that data only explains part of the problem. What gets lost is the whole consumption equation: guest behavior patterns, individual equipment age, actual appliance efficiency in old rooms, occupancy rhythms, F&B operational practices, and laundry schedules.

Your BMS tells you heating runs within spec. It doesn't tell you three rooms have radiators losing heat, the kitchen operates with brutal inefficiency, or nobody turns off storage lights at night. Those systems don't connect to operational context: actual occupancy, consumption by department, the link between services offered and energy burned.

For operations directors, this is an opening. Investing in a solid BMS isn't enough. You need full visibility: integration with operational data, sensors on critical equipment, consumption analysis by functional area, real benchmarking between properties. Only then do you understand why occupancy goes up but the bill goes down, or vice versa. That's where real efficiency lives.

Yes. The ROI sits in cutting invisible consumption (inefficient equipment, unoptimized behavior), improving benchmarking across properties, and backing investment decisions with real data.
